Driftwood Capital Unifies Credit and Equity Under Co-CIO Leadership

 Driftwood Capital (“Driftwood”), a vertically integrated hospitality real estate investment firm, today named David Resnick Partner and co-Chief Investment Officer and elevated David Steiner, co-founder of the firm’s credit platform, to co-CIO alongside him. Andrew Dykeman joins as Senior Vice President of Equity Investments. The appointments unify the firm’s equity and credit investing under a single leadership team, positioning Driftwood to pursue larger and more complex executions across lifestyle and luxury hospitality, mixed-use, and large-scale development.

“Driftwood is an experienced hospitality investor with equity, development, and credit under one roof,” said Carlos Rodriguez Jr., Co-Founder and CEO of Driftwood. “That integration is a key component, and unifying our investment leadership under David and David reinforces that approach. As we move into larger, more complex projects — lifestyle and luxury, mixed-use, ground-up development, branded residential — the firm is structured to provide creative solutions across the capital stack. This team is built to execute in these asset classes.”

As co-CIOs, Steiner and Resnick will lead investment activity across both platforms — strategy, origination, underwriting and structuring, capital allocation, and portfolio oversight. The unified leadership structure is intended to promote a coordinated investment process across the firm’s equity and credit strategies while maintaining their respective mandates.

Resnick joins from 13th Floor Investments, where as Chief Investment Officer he led more than $850 million of capitalized projects and helped grow the firm’s pipeline to more than 7,500 units and roughly $5.5 billion in capitalization across residential development, income-producing assets, and alternative sectors. He holds a degree in Business Administration from Washington University in St. Louis and an MBA from the Wharton School.

“As daily life becomes more digital, differentiated in-person experiences become more valuable, and hospitality sits at the center of that,” said Resnick. “The most compelling opportunities ahead are large and complex — they demand deep sector expertise and the operational depth to execute. I believe Driftwood has both, which is what drew me here.”

Since joining Driftwood in 2020, Steiner co-founded the firm’s credit platform and led credit fund I’s participation as a co-lender in approximately $2.3 billion in aggregate credit transaction through October 2025.

“Driftwood has built genuine capability across hospitality — capital formation, development, operations, and credit,” said Steiner. “Bringing equity and credit leadership together lets us underwrite an opportunity from every seat at once and structure it creatively across the stack. That coordinated approach becomes increasingly important as the transactions we evaluate grow in scale and complexity.”

Dykeman will be responsible for underwriting and structuring new equity investments across the platform. He joins from The Witkoff Group, where as Senior Vice President, Acquisitions & Capital Markets, he led site selection, capital raising, and business planning for the firm’s Shell Bay residential and hotel brand across $10 billion of global master-planned deals. He also led underwriting and asset management on roughly $7 billion of developments and $3 billion in financings, including the Shore Club in Miami Beach, One High Line in New York, and 700 N Miami Ave in Downtown Miami, and led site selection and business development for Witkoff’s data center platform. He graduated Magna Cum Laude from Cornell University’s Dyson School with a bachelor’s degree in Applied Economics and Management.

“Driftwood’s development and operating capabilities are built to carry the firm into larger, more ambitious projects,” said Dykeman. “I came to help grow the pipeline and the capital base behind it.”
