Related Group Begins Construction on New Luxury, Mixed-Use Project in Miami

Miami-based developer Related Group (Related) recently partnered with private equity firm, Rockpoint, to begin construction on WNWD21, a new luxury mixed-use tower consisting of 304 apartments, more than 18,000 square feet of retail and 63,000 square feet of office space. Located at the intersection of 22nd and North Miami Avenue in the heart of the Wynwood neighborhood, the project features architecture by South Florida-based Cohen Freedman Encinosa & Associates Architects and interior designs from iddi DesignBeauchamp Construction Company is managing the construction, with completion expected for the third quarter of 2024. 

“When I first started coming to the area in the early 2010s, it was immediately clear there was something special happening,” Jon Paul Perez says, president of Related Group. “People visited Wynwood in masses and loved taking photos in front of the street art and hanging out with friends – but there was simply no residential product. When we broke ground on our first residential project in the area, Wynwood 25, we made a big bet that those same people would want to live here full-time. Today, Wynwood is one of the city’s most desirable places to live. It’s amazing to see how far the neighborhood has come.” 

As Wynwood expands beyond its street art and rich culinary offerings, the area is among the fastest-growing residential markets in Greater Miami, with more than 1,737 units in the works. The project now brings Related to more than 1,398 units in the area since entering Wynwood in 2017. Other Related-led projects in Wynwood include the ultra-luxurious NoMad Residences, Wynwood, a 329-unit hospitality-infused condominium, and The Dorsey, a newly opened 306-unit luxury rental.

WNWD21 consists of two 12-story structures and a seven-story garage with more than 500 parking spaces. Unit layouts include studio, one-, two-, and three-bedrooms, with square footage ranging from the low 500’s to more than 1,300 square feet. Residents can enjoy access to a full suite of resort-style amenities, including an expansive rooftop pool deck, state-of-the-art health and wellness facilities, including a spa and sauna, private theater and music room, resident-only dining room, coworking space and a curated collection of museum quality art.
