Construction Underway on Serenity Gardens

Construction is officially underway on Serenity Gardens, a new 153-unit affordable senior housing community that will bring much-needed housing for older adults to Miami Gardens.

Developed through a partnership between SG Holdings and New Urban Development LLC, an affiliate of the Urban League of Greater Miami, the project broke ground this week and is expected to be completed in late 2028. The community will rise on city-leased land in collaboration with the City of Miami Gardens and will offer a mix of studio, one-bedroom and two-bedroom apartments designed for seniors.

The development is intended to address the growing shortage of affordable housing for older adults in Miami-Dade County while creating construction jobs and long-term economic opportunities for the surrounding community. Residents will have access to modern, affordable homes in a purpose-built senior living environment.

“The Serenity Gardens project demonstrates our commitment to delivering affordable, high-quality housing for seniors with the most need in our community,” said Michael Swerdlow, managing partner of SG Holdings, in a statement. “As South Florida continues to face a critical shortage of affordable housing, developments like Serenity Gardens are essential to helping seniors age with dignity.”

Founded by South Florida developer Michael Swerdlow, SG Holdings has become one of the region’s leading affordable housing developers, with projects including the award-winning 578-unit Sawyer’s Walk community. New Urban Development has also completed several affordable housing developments, including Superior Manor Apartments Phase I and Carrie Meek.

Financing for Serenity Gardens includes funding from JPMorgan Chase & Co., while Santander Group provided Low-Income Housing Tax Credit equity through syndicator Red Stone Equity Partners.
