Real Estate Entrepreneur Phil Gutman Unveils Gutman Development Marketing in Miami

The consulting firm aims to help the local market.

Phil Gutman, a seasoned leader in real estate sales, is harnessing his extensive 25-year experience in sales leadership to establish Gutman Development Marketing, a groundbreaking real estate consultancy. The Miami-based firm is dedicated to serving developers of premier properties, such as high-end condominiums, condo hotels, and residential communities.

The new company is dedicated to addressing the gaps in the local, new development sector by collaborating closely with developers on all aspects of the sales function. Gutman Development Marketing offers guidance to developers, whether they are large or small, on-site selection, design elements, materials, floor plans, pricing, establishing an in-house sales team or selecting the right brokerage and sales team, assessing market demand for amenities and features, overseeing marketing and branding strategies, and providing sales team training. By getting involved at the earliest stages of development, Gutman Development Marketing plays a crucial role in the success of a real estate project.

“As a licensed real estate broker in New York, Nevada and Florida, my education, experience and expansive network of clients and colleagues provide me with an arsenal of unique abilities to guide, consult and lead all facets of new development in various market conditions,” Gutman says. “My hands-on approach, coupled with my unwavering dedication and knowledge, ensures that Gutman Development Marketing properly manages all the sales aspects of a project, driving success for the developer while helping launch an unparalleled residential product to the market.”

Gutman is highly knowledgeable in both client and brokerage aspects and has been instrumental in launching significant developments on both the East Coast and the western region of the U.S. Currently, in South Florida, he serves as the managing director of sales at Continuum Company, overseeing the success of La Baia North, a 57-unit waterfront development with resort-style amenities in Bay Harbor Islands, and Continuum Club & Residences, a luxury bayfront condominium with 198 residences in North Bay Village. Additionally, Gutman played a key role in the sales and acquisition of land for La Baia South, an 8-story boutique building with 68 residences located in the Bay Harbor Islands. These developments, La Baia North and La Baia South, are part of La Baia Bay Harbor, a project encompassing two sites just a few blocks away.

In addition, Gutman played a crucial role in purchasing a $64 million oceanfront property in Surfside by Multiplan Real Estate Asset Management, setting a new record for the area. Before that, Gutman served as the president of Brown Harris Stevens Miami, a prestigious real estate firm headquartered in New York City and operating across various regions, including Manhattan, Brooklyn, Queens, Riverdale, the Hamptons, Hudson Valley, Connecticut, New Jersey, Palm Beach, and Miami. He led a sales team of around 200 multilingual, award-winning REALTOR® professionals in Miami-Dade County during his tenure. He spearheaded the launch of its Sports and Entertainment division and its Commercial division. At Douglas Elliman Development Marketing, a division of Douglas Elliman Realty, Gutman managed a real estate portfolio valued at over $3 billion, which included prominent properties such as Miami Beach’s Canyon Ranch, 1 Hotel & Homes, Monad Terrace, Ritz-Carlton Residences, and The Bristol Palm Beach.

“Throughout my career, I have been pleased to be a pivotal contributor to the selection process for both the sales and marketing company and the sales associates,” he says. “My steadfast belief lies in the understanding that new development is not a one-size-fits-all scenario.”
