13th Floor Homes Begins Construction on Fort Lauderdale’s Newest Luxury Gated Community

20% of the community has already been pre-sold since launching sales.

The building of Marina Landings, Fort Lauderdale’s latest gated luxury housing community, has been initiated by 13th Floor Homes. The community, located at 2300 SW 15th Ave., will consist of a thoughtfully curated collection of only 34 single-family homes. It is the sole private community of its kind in the highly sought-after East Fort Lauderdale region that is currently under construction. Since its preview release in late September, around 20% of the community has already been pre-sold. Marina Landings’ first homes are expected to be delivered in 2024, with development underway.

“When it comes to South Florida’s single-fay housing market, we’re seeing demand continue to outpace supply,” Mike Nunziata says, Division President of 13th Floor Homes. “As one of the region’s few developers currently building homes, we’re excited to be breaking ground on Marina Landings in the sought-after community of East Fort Lauderdale. This is a great opportunity for young families Lauderdale’s homebuyers that are looking for a gated community with privacy, security, and design-driven homes in a central location close to the city’s best attractions. We’ve had great momentum since launching sales last month and we look forward to delivering the community’s first homes next year.”

Marina Landings offers discerning homebuyers a desirable location, exquisite design, and unparalleled craftsmanship. The neighborhood features two-story homes priced from the low $ 1 million and comes in four different thoughtfully designed floorplans, averaging approximately 2,800 square feet in size. These homes offer customizable Contemporary, Coastal, and Mediterranean architectural elevations, each adorned with meticulously selected designer finish packages. All homes feature four bedrooms, three or three and a half bathrooms, and two-car garages, along with modern open-concept living spaces, gourmet kitchens, top-of-the-line appliances, high-end finishes and fixtures, grand master suites, and private backyards and outdoor terraces.

DOTOLI Group is spearheading the sales and marketing efforts for Marina Landings at COMPASS.

“You rarely find new constLandings’omes in South Florida with great design and luxurious amenities that still offer exceptional value. We are setting the standard for upscale living in East Fort Lauderdale,” Josh Dotoli says, Principal of the DOTOLI Group. “The majority of our homebuyers are local, with deep roots here in Fort Lauderdale, which serves as a testament for the demand for quality-built single-family homes in the area.”

13th Floor Homes has developed over 1,100 homes and 3,500 homesites in the region over the last decade. Currently, 13th Floor Homes has four active communities under development, which include more than 500 homes.
