LYND Company Unveils Luxury Waterfront Development in Dania Beach

The 370,000-square-foot tower will feature 380 condominiums.

The latest project by the LYND Company  (LYND) has been announced with the unveiling of Aileron Residences, a 15-story tower in Dania Beach. The development adjacent to Fort Lauderdale-Hollywood International Airport features 380 units, ranging from studios to three-bedroom townhomes, with sizes spanning from 409 to 2,847 square feet. The pricing for the units falls between $350,000 and just under $2 million, making it an affordable luxury option for most buyers. The project is set to launch in the first quarter of 2024, and Compass Development Marketing Group has been assigned as the exclusive sales and marketing team for the development.

“LYND and the entire development team are thrilled to launch Aileron Residences and contribute to the evolution and development of Dania Beach,” says A. David Lynd, president and Chief Executive Officer of LYND. “From spacious condos to world-class amenities, Aileron offers the very best value proposition for your money. We are confident that our project will be successful and benefit the city for years to come.”

The development’s architecture is designed by the world-renowned Nichols Architects, drawing inspiration from an aircraft’s aileron to create a building that is a testament to innovation while providing affordable luxury. The residences inside the building offer a perfect solution for those searching for functional elegance, with studio condominiums, spacious 3-bedroom floor plans, and townhomes that showcase high-quality finishes and amenities.

“Aileron is an incredible balance between modernity and timelessness and differentiates itself as a sanctuary of contemporary comfort with a unique flair,” says Marisela Cotilla, Senior Managing Director of Compass Development Marketing Group. “We have seen a major increase in buyers looking for a highly amenitized offering just outside a busy downtown, with the accessibility and amenities of a walkable city, all at an attainable price point. We are excited for future residents to experience all Dania Beach has to offer.”

The interiors designed by Hillary Littlejohn Studio Design prioritize light and materiality. The units showcase large windows, hardwood floors, and private balconies. The primary bedrooms are adorned with a peaceful color scheme of warm, grey, and cool white stone and tile, accompanied by spacious closets and luxurious shower fittings. The kitchens are impeccably designed, featuring custom countertops, sleek backsplashes, integrated lighting, and waterfall counters. The bathrooms have LED-illuminated mirrors, elegant tile showers, and a relaxing bathtub surrounded by luxury fixtures.

“In the vibrant landscape of Dania, this project will stand as a testament to unparalleled value—where each dollar invested promises a return beyond comparison,” says Lynd. “With Aileron, we’re redefining luxury living by granting every resident access to an amenity set usually reserved for 1,000-square-foot condos, making the Florida luxury lifestyle an everyday reality.”

Aileron provides its residents access to state-of-the-art amenities, including boat rentals, a boardwalk, and boat slips. LYND, a company that values community, has designed amenity spaces catering to future residents’ interests. In collaboration with HLS Design, LYND has created a range of elevated amenities, such as fitness and yoga wellness spaces with infrared heat. LYND has also considered the needs of work-from-home residents by providing a dynamic co-working space with individual workstations and “huddle rooms” for small group meetings.

HLS Design contributed to creating the community gourmet kitchen perfect for hosting parties, cooking classes, and community events. Communal spaces like “The Lounge” and “The Pool Cabana” allow residents to relax, watch sports games, or enjoy wine with friends. The outdoor pool deck features stunning sunrise and sunset pools, breathtaking views, and lush landscaping, making it unique, thanks to South Florida’s beautiful weather.

The development provides a dynamic living space and 33,000 square feet of retail space on the ground level along the “Marina Boardwalk.” The developers and commercial real estate team are working collaboratively to create a unique atmosphere to contribute to the larger Dania Pointe master plan and enhance the community.

His first issue of SFBW, October 2020, heralded a reimagined structure, with new content categories and a slew of fresh visual themes. “As sort of a cross between Forbes and Robb Report, with a dash of GQ and Vogue,” Limsky says, “SFBW reflects South Florida’s increasingly sophisticated and dynamic business and cultural landscape.”

Limsky, an avid traveler, swimmer and film buff who holds a law degree and Ph.D. from New York University, likes to say, “I’m a doctor, but I can’t operate—except on your brand.” He wrote his dissertation on the nonfiction work of Joan Didion. Prior to that, Limsky received his B.A. in English, summa cum laude, from Emory University and earned his M.A. in literature at American University in connection with a Masters Scholar Award fellowship.

Limsky came to SFBW at the apex of a storied career in journalism and publishing that includes six previous lead editorial roles, including for some of the world’s best-known brands.
