Historic Miami Beach Icon Undergoing $1 Billion Luxury Transformation

The Raleigh will feature a 60-room Rosewood hotel, a private members-only beach club, and 40 luxury residences.

Construction is in underway on Miami Beach’s Collins Avenue, where SHVO’s $1 billion redevelopment of The Raleigh aims to redefine ultra-luxury living. Americaribe Moriarty Joint Venture (AMJV) has been appointed general contractor, leading excavation and foundation work for the new 17-story residential tower designed by Peter Marino. This marks the first vertical project along ‘Billionaire’s Beach,’ signaling a major investment in Miami’s high-end real estate market.

Set on three acres of prime oceanfront, The Raleigh will feature a 60-room Rosewood hotel, a private members-only beach club, and 40 luxury residences. Expansive terraces and floor-to-ceiling windows will offer panoramic ocean and city views, reinforcing Miami’s growing status as a global luxury capital.

Beyond real estate, The Raleigh aims to deliver a high-end lifestyle. Residents and guests will enjoy multiple pools—including the historic Raleigh pool—private cabanas, and curated dining experiences. Milan-based Langosteria will make its U.S. debut at the property’s exclusive beach club, and the iconic Martini Bar will return, revitalized under Peter Marino’s direction.

With excavation and piling expected to be completed this year, The Raleigh’s transformation is advancing rapidly. By 2027, this billion-dollar investment will cement its place as a premier luxury destination, merging Miami Beach’s storied past with its dynamic future.
