New Hotel Proposed by Related Group and BH Group—Across from the Diplomat

The developers are proposing a 300-room hotel in Hollywood on the site of what is now a parking lot.

Related Group and BH Group are planning a hotel across from the Diplomat Beach Resort in Hollywood, marking their third tower on the block. The proposed development is located on a 2.25-acre site at 3726 S. Ocean Drive, currently a parking lot used by the Diplomat and situated along the Intracoastal Waterway. The property is under contract from Sea Air Towers and is managed by Sea Air Owner, an affiliate of the two development firms.

The developers are seeking a land use change from “medium high residential” to “regional activity center Diplomat Activity Center,” aligning the site with the zoning of the adjacent 1,000-room Diplomat. The Planning Board will review the proposal on June 10, with further approvals needed from both the City and County Commissions.

Plans for the site include a 300-room hotel, 1,400 square feet of restaurant space, 1,100 square feet of hospitality-focused retail, and a public liner park. A more detailed design will be submitted during the site plan approval phase. A traffic study by Kimley Horn estimates the development will generate 2,414 daily vehicle trips.

The developers highlight the hotel’s potential to attract visitors, stimulate local business, and create jobs. It is intended to complement the existing Diplomat hotel, an approved 500-room hotel, and a 135,000-square-foot convention center. Related Group and BH Group previously launched Icon Beach, a 350-condo project, and received approval for a 500-room hotel on nearby sites acquired in 2023 after the Diplomat’s $835 million sale.
