North Miami Beach Moves Ahead

North Miami Beach is seeing a payoff from its mixed-use town center zoning district, enacted in 2015, with completion of Lazul, an eight-story, 349-unit apartment building at 2145 NE 164th St. Lazul is a project of Eden Multifamily, a Miami-based joint venture formed by real estate veterans Jay Massirman and Jay Jacobson. Eden and its partners plan multifamily projects, with more than 2,300 units in Orlando, Port Orange, Tamarac (at West McNab and Pine Island roads), Coral Springs (at Sample Road and University Drive), and Next Las Olas, a 374-unit, 32-story tower at 419 SE Second St. in Fort Lauderdale.
