Berkadia Secures $400 Million Loan for Exclusive Fisher Island Condo

The financing will be used to construct The Residences at Six Fisher Island.

Related Group and partners Teddy Sagi, BH Group, and Wanxiang America RE Group have secured a $400 million construction loan from Madison Realty Capital for The Residences at Six Fisher Island. This loan replaces the $85 million acquisition loan initially obtained in 2022. The ultra-luxury Fisher Island condo development, consisting of only 50 private residences across 10 stories, will begin construction this summer, with the completion date set for 2026.

The Residences on the Northeastern shoreline of Fisher Island have seen over $500 million in sales since their launch in late 2022. Earlier this year, two of the property’s penthouses were sold for $150 million. The remaining inventory is priced higher than $4,000 per square foot.

The Fisher Island condo is tailored to cater exclusively to discerning buyers and features designs by Tara Bernerd and Partners and Kobi Karp Architects. The luxurious residences have an average size of 4,817 square feet. Each home is designed to provide the privacy of a single-family residence while embracing the convenience of condominium living, boasting private elevator foyers, high ceilings, and breathtaking water views. Furthermore, all homes are furnished with bespoke kitchens equipped with Sub-Zero and Wolf appliances and Tara Bernerd-designed bathrooms that showcase natural stone flooring and walls, custom fixtures, and top-of-the-line appliances.

The residents in the Fisher Island condo will have the opportunity to enjoy a five-star amenity package. The property boasts two separate resort-style pool decks along more than 1,000 linear feet of shoreline, equipped with swimming pools, sunbeds, private cabanas, and full-service bars. Additionally, the sprawling playground, game room, and multi-sport simulator are designed to cater to the property’s younger residents. For those focused on wellness, the state-of-the-art facility includes dedicated areas for cardio, Pilates, weight training, yoga, and various other fitness modalities. Residents will also benefit from easy access to various on-demand services, including a 24/7 concierge.

BIOGRAPHY

Drew Limsky joined Lifestyle Media Group in August 2020 as Editor-in-Chief of South Florida Business & Wealth. His first issue of SFBW, October 2020, heralded a reimagined structure, with new content categories and a slew of fresh visual themes. “As sort of a cross between Forbes and Robb Report, with a dash of GQ and Vogue,” Limsky says, “SFBW reflects South Florida’s increasingly sophisticated and dynamic business and cultural landscape.”

Limsky, an avid traveler, swimmer and film buff who holds a law degree and Ph.D. from New York University, likes to say, “I’m a doctor, but I can’t operate—except on your brand.” He wrote his dissertation on the nonfiction work of Joan Didion. Prior to that, Limsky received his B.A. in English, summa cum laude, from Emory University and earned his M.A. in literature at American University in connection with a Masters Scholar Award fellowship.

Limsky came to SFBW at the apex of a storied career in journalism and publishing that includes six previous lead editorial roles, including for some of the world’s best-known brands. He served as global editor-in-chief of Lexus magazine, founding editor-in-chief of custom lifestyle magazines for Cadillac and Holland America Line, and was the founding editor-in-chief of Modern Luxury Interiors South Florida. He also was the executive editor for B2B magazines for Acura and Honda Financial Services, and he served as travel editor for Conde Nast. Magazines under Limsky’s editorship have garnered more than 75 industry awards.

He has also written for many of the country’s top newspapers and magazines, including The New York Times, Washington Post, Los Angeles Times, Miami Herald, Boston Globe, USA Today, Worth, Robb Report, Afar, Time Out New York, National Geographic Traveler, Men’s Journal, Ritz-Carlton, Elite Traveler, Florida Design, Metropolis and Architectural Digest Mexico. His other clients have included Four Seasons, Acqualina Resort & Residences, Yahoo!, American Airlines, Wynn, Douglas Elliman and Corcoran. As an adjunct assistant professor, Limsky has taught journalism, film and creative writing at the City University of New York, Pace University, American University and other colleges.
