Banyan Tree Residences West Palm Beach has recently received unanimous approval from the West Palm Beach Downtown Action Committee for the use of Transfer of Development Rights, which will allow the luxury residential project to move forward with its current design.
The Aug. 12 approval allows the development to rise 25 stories with a 5.5 floor area ratio. The decision follows approximately a year of discussions with city staff and neighborhood representatives over the project, which will mark the U.S. residential debut of the flagship Banyan Tree brand.
Developed by Mast Capital and Curated JCZM Development, Banyan Tree Residences West Palm Beach has assembled an international design team. Architecture is by OMA, the firm co-founded by Pritzker Prize-winning architect Rem Koolhaas, with interiors by Yabu Pushelberg and landscaping by Enea Landscape Architecture.
The project’s podium and landscaping received praise from the committee, according to the development team. The design emphasizes the building’s relationship with the street and pedestrian activity at ground level while adding a distinctive new tower to the downtown skyline.

The project will also bring Banyan Tree’s hospitality-driven approach to its extensive amenity program. A full floor will be devoted to wellness, with plans for a spa, meditation dome and garden, rainforest showers, cryotherapy, hammam, steam room, sauna, soaking baths and cold plunge.
Additional amenities planned throughout the building include a resort-style pool and cabanas, open-air cinema, speakeasy, private porte cochère, indoor and outdoor fitness pavilion, Pilates studio and children’s discovery garden.
Banyan Tree has established resorts and branded residences in more than 20 countries, but the West Palm Beach development represents the first U.S. residential project under its flagship Banyan Tree name.
