Grove Central breaks ground in Coconut Grove

Coconut Grove is getting a new mixed-use project that the developers hope will become “a model for smart development in South Florida.”

Terra and Grass River Property recently broke ground on Grove Central, a project that includes a 23-story residential tower with 402 multifamily, workforce and co-living units, a 1,250-space public parking garage, and around 170,000 square feet of retails space, anchored by a Target. Grass River and Terra will build, manage and lease the property through a 90-year ground lease with the county.

The project at the intersection of US-1 and SW 27th Avenue will also offer easy access to local transportation options. It will be connected to The Underline linear park through a tree-lined public plaza and will provide easy access to the Coconut Grove Metrorail station, City of Miami trolley network and Miami-Dade bus system.

“Terra is focused on advancing a sustainable and resilient development model that combines residential density, a balanced mix of commercial uses, and access to multimodal transit options,” said Terra CEO David Martin in a release. “Grove Central will bring this vision to life along one of Miami’s most important transit corridors, creating an everyday amenity for nearby residents and filling a void in our housing market.”

Designed by Miami-based Touzet Studio in collaboration with RSP Architects and Walter Meyer of New York’s Local Office Landscape Architecture, the project will “exceed the City of Miami’s sustainability, efficiency, and green building requirements with Gold level certification under the National Green Building Standard (NGBS) program.” With adaptability for solar energy and battery storage as well as a cistern that captures roof runoff, the project is “a model for the future of development and mobility in Miami-Dade County,” says Miami-Dade County Mayor Daniella Levine Cava.

“Miami-Dade County has been trying to stimulate development on this property dating back to 1998,” said Grass River Property President Peter LaPointe. “Now, 20 years later, we are moving forward with the creation of a true multi-modal destination that can be easily accessed by train, bus, car, foot or bike. Together with our partners at Miami-Dade County, we believe that locating mixed-use amenities at transit hubs will increase ridership on public transportation and help alleviate reliance on cars.”

The developers say the project will create “more than 1,500 construction jobs, several hundred permanent full-time and part-time jobs, tens of millions of dollars in lease payments to Miami-Dade County and the collection of property tax revenues for the first time in this site’s history.”

Project completion is expected in 2023.
