The latest milestone signals more than incremental enhancement. It reflects a broader strategy to elevate the tenant experience while reinforcing the city’s emergence as a competitive hub for corporate relocation and high-end office demand .
The Trinity Park upgrades, slated for completion in the second half of 2026, will introduce redesigned green space, curated landscaping, and new culinary offerings at the base of the twin office towers. The park is being reimagined as an extension of the workplace environment, one that encourages daily use and strengthens the connection between office tenants and the surrounding community. For Related Ross, the move aligns with a growing emphasis on placemaking as a driver of leasing performance and long-term asset value.
That strategy appears to be resonating. Phillips Point is already more than 90 percent leased, with rental rates trending alongside premier properties such as One Flagler, another Related Ross development that has helped redefine the local office market. In a region where companies continue to migrate from legacy financial centers, demand for Class A and above office space remains durable, particularly when paired with lifestyle-driven amenities.
Construction progress underscores the pace of the transformation. The east tower’s limestone-inspired façade is nearing completion, with final crown work underway and full exterior completion expected imminently. Interior infrastructure upgrades, including modernized systems and backup power, are progressing in phases, positioning the property to meet the expectations of institutional tenants and global firms evaluating South Florida as a base of operations .
Beyond architecture and leasing, Related Ross is layering in cultural capital. Plans call for the installation of “Half Big Suit,” a large-scale sculpture by Austrian artist Erwin Wurm, to anchor Trinity Park’s public realm. Scheduled for 2027, the piece introduces a distinctive artistic identity that aligns with broader efforts to integrate design, art, and commerce into a unified campus experience.
The investment also speaks to the firm’s wider ambitions.
