Corporate migration to South Florida continues to drive new commercial development, particularly in Palm Beach County, where developers are betting that demand for high-end office space will remain strong despite national uncertainty in the sector.
Gatsby Florida has selected Hedrick Brothers Construction as general contractor for The Modern at Palm Beach Gardens, a planned 220,000-square-foot Class A office tower at 11200 RCA Center Drive. Groundbreaking is expected later this year.
The eight-story project is being positioned to attract financial, legal and Fortune 500 tenants relocating from high-tax markets to South Florida, with Palm Beach Gardens emerging as a preferred location for firms seeking newer space outside dense urban cores.
“The Modern is a sophisticated project that requires a partner with an impeccable track record,” said Babak “Bobby” Ebrahimzadeh, president and CEO of Gatsby Florida. “Hedrick Brothers represents the gold standard for construction in South Florida, and their involvement ensures this tower will be the premier workspace in the region.”
Founded in 1979 and based in West Palm Beach, Hedrick Brothers Construction has developed a strong presence in commercial, institutional and luxury projects across the state.
Designed as a Class AA building, The Modern will feature 25,000-square-foot floorplates, a rooftop tenant terrace, fitness center, conference facilities, ground-floor retail and a six-level parking garage with EV charging. Pre-leasing has begun, with the development team targeting large corporate users and regional headquarters.
The project follows the success of Gatsby Florida’s fully leased DiVosta Towers, home to tenants including J.P. Morgan and Stifel, and comes as residential growth in the area continues to bring new residents and employers to Palm Beach County.
In South Florida’s evolving office market, developers say the opportunity remains strongest for well-located, high-quality space built for companies planning long-term moves.
